The Selling Process:
· Meet seller to evaluate property and gather property information
· Prepare Comparative Market Analysis for seller
· Discuss pricing strategy and market conditions with seller
· Calculate and explain sellers’ net proceeds
· Prepare listing agreement and explain all documents and procedures with seller
· Implement aggressive marketing plan
· Complete virtual tour of property
· Schedule appointments and inform seller of showings
· Assure security that a licensed real estate agent accompanies all buyers
· Weekly updates to seller to discuss feedback and market conditions
· Present all offers to Purchase with seller
· Review and negotiate all offers with seller
· Finalize details of Offer to Purchase and Contract
· Alert seller of all home inspection, appraisal, etc. appointments
· Discuss home inspection repair requests with seller
· Arrange for estimates for any necessary repairs
· Communicate with buyer and/or buyer agent to ensure smooth closing
· Arrange for utilities to be disconnected and/or connected for seller
· Handle details and follow up with all parties, including buyers lender and attorney
· Attend closing with seller
· Indefinitely available to offer services needed by seller
